Tile Roof Repair Frontier Roofing Systems Inc has repaired 6 roofs in your neighborhood. Most of the repairs have been to the furnace flashing as shown below. We have also seen some other issues with flashing details, tile not being attatched and sliding out of position, broken tile and one other major problem where the water that has ran under the tile has actually cut the waterproofing underlayment. We have repaired the roof at 10193 S. Jill Ave and several others over the past month or two. We have seen this same detail installed incorrectly on many of the houses in your neighborhood. This is your opportunity to have the defects on your roof fixed and save money. The house at 10193 received a quote from another roofer for $1,200.00 Our repair was about half that much. Here is what we found on the roof at 10193 Jill Ave. Every tile roof should have two flashings installed at these types of roof penetrations. One that ties into the roofing felt and one that ties into the tile. That way when water gets under the tile which it always does the roof will remain water tight. Here is the bad thing about how these roofs were installed. There is only one flashing and it is installed at the felt level. All the water that goes into the pipe area stays under the tile until it comes out at the eave. This is the result of this type of incorrect detail work.
Here is what this repair inlcuded. 1. Verify that the Furnace pipe is intact in the attic space. 2. Pull the tile out around the pipe 3. Remove the battens around the pipe Remove the rotten Plywood and install new plywood. 4. Install new underlayment integrated with the existing pipe flashing 5. Install new battens as needed 6. Install the tile integrated with a new pipe flashing. 7. Verify that the Furnace pipe is intact in the attic space and if not put it back together.
The labor for this full repair would run about 4 hours. Our normal rates for Time and Material repairs are $149.00 for the first hour and $126 for each additional hour. We are going to be giving a 10 percent discount for all the hourly charges. In order to do the full repair I would estimate it to take right at 4 hours.
First Hour $149.10 x 1= $149.00 Three Additional $126.00 x 3= $378.00 Total Labor $527.00 Each repair is slightly different and could take less or more time to complete but not by much either way. Here is a typical material breakdown. Plywood $12.00 Felt $5.00 Ice and Water Shield $10.00 Battens $5.00 New Furnace Flashing $30.00 Misc “Caulk Nails etc” $10.00 Total Material $72.00 Total cost if no additional tiles are needed would be $599.00 This is a reminder that all repairs are slightly different and if you want an actual fixed priced estimate we have to calculate the repair at the worst case scenario. Our goal is to be fair to you and to us and charge for the actual work performed and the actual materials used. Two of the Furnace Pipe repairs needed to have some rotten plywood replaced and two others did not. We do take credit cards or checks at the time of repair. If new Tiles are needed the material cost per tile is $10.00 plus any additional labor to install. If you need just single tiles replaced that are in the field and are not fastened or cut the following charges will apply. Base Labor Fee of $63.00. A maximum of 30 minutes on the roof. Up to 4 tiles at $10.00 each material cost. Total cost to replace 4 tiles is $103.00.
