What is a Roof Certification? Roof certifications are separate from a home inspection. Home inspectors, for the most part, do not perform thorough roof inspections. Instead, roofing contractors inspect the roof and issue a roof certification report on the following: What the roof consists of (how many layers, type of decking, etc.) Condition of roofing materials Soundness of drains, downspouts, and gutters Flashing around roof pipes, chimneys, vents, and valleys If the roof does not require repairs, the roofing company will then estimate the remaining years of life for a roof and certify its inspection. The certification is good for two to five years, depending on what the lender is asking for. The roof may have a life expectancy of 10 years but if the lender asks for a 2 or 5 year certification that is what the Roof Certification period will be for. Lenders want to know that the homeowner will not face a large expense for reroofing for that period of time. It is part of the qualification process for the home loan. If the roof requires repairs, after the repairs are performed, the roofing company will then issue the roof certification. 1. Roof inspectors will take into consideration the following: a. The International Building Code (IBC) has enacted rules regarding the number of layers that are allowed on a roof before a complete tear-off will be necessary and many other regulations regarding the way that roofs are installed. We are considered to be in a Hail Prone Zone along the Colorado Front Range. Because of this the IBC requires a full tear of no matter how many layers are currently installed on the roof. However it is up to each individual City or County to adopt these rules and enforce them. Each city will pursue and enforce the IBC differently. This makes it fun for us roofers in Colorado to make sure the building codes are followed for each separate municipality.
1. The basic purposes of a roof certification are to: a. Make the lender feel at ease that there will not need to be the large expenditure for roofing work during the required time certification period. b. Inform a buyer about the condition of the roof c. Disclose its remaining life expectancy Many sellers are advised to provide a roof certification to the buyer as part of the sales process. Roof certifications give buyers peace of mind. If sellers refuse to provide a roof certification, and the roof is older, home buyers might decide to pay for their own inspection and make it a contingency of the contract.
Hail Damage Certification This certification is usually to certify that there is not hail or wind damage present on a roof at the time of inspection. This is useful for new home buyers because of the fact that once you buy your home and a hail storm has come through your area your insurance company can say that the damage happened prior to the current policy being in place. Then you may be forced to replace the roof at your own expense which could be very costly. Older homes have plank decking and building codes and manufactures require that a new solid layer of plywood be installed prior to reroofing. This cost with the normal expense of reroofing can run on average of $5.00 per square foot to replace. An average home has 2000 square feet of roofing.
