Construction

EPDM is a single-ply roofing membrane. It is a thermoset that is fully cured in the manufacturing process. This roofing system is commonly referred to as a “rubber roof”. Because this roofing system is flexible it will accommodate the stresses from temperature extremes and structural movement.

 

Resistance

It is available in a reinforced or non-reinforced state. EPDM roofing has a high resistance to ozone, ultraviolet, weathering, and abrasion due to the ethylene and propylene — small amounts of diene are used to make the material flexible. This material is also flexible in low temperatures so it won’t become brittle and shatter. EPDM will not leech or emit hazardous chemicals over the years.

 

Colors/Thicknesses

EPDM roofing comes in white and black. The white membrane is good for warmer climates because it lowers cooling costs by reflecting UV rays. The black membrane is good for cooler climates because it lowers heating costs by attracting UV rays. The standard thicknesses for EPDM roofing are 45mil and 60mil.

 

Installation

EPDM roofing membrane can be installed in 3 ways:

  • Fully Adhered
    • This method uses water based or solvent based adhesives to attach the membrane to the roof deck.
  • Mechanically Attached
    • With this, the membrane is attached by the manufacturer’s approved mechanical means.
  • Ballasted / Loose-Laid
    • The membrane is loose-laid and secured only around the perimeter of the roof and at all penetrations. River rock or concrete pavers are piled on top of the membrane after which requires structural integrity.
 

Service Life

EPDM roofing membranes are one of the most common types of low-slope roofing materials. It is easy to install and is workable without odors and fumes. Conditions such as the type of building, the amount of foot traffic, the amount of water that remains on the roof after a storm, as well as how long it takes that water to evaporate all contribute towards the roof life. One of the most important factors to a long roof life, as always, is the quality of workmanship. A correctly installed EPDM roofing membrane can last 12 to 25 years.
